While we may love our homes, there will come a time when we need to sell it. With home prices in the USA on the rise over the last decade, you might even be thinking about selling your home right now. When selling a home, there are a few ways you can go about doing it. Most people will fix up the house and then sell it for the highest price possible. But what if you’re selling a house “as is”?

A couple of years ago I wrote the best practices outline on for home sellers—Pro Strats for Selling Your Home in Winter. Now, on a related topic, I’m going to cover the reasons behind those strategies. Read on to learn five reasons why selling your home in winter is smart.
Buckle up, because there’s a lot here. Some of which you will never hear from that you other agents. It’s time to get real.
1. Less Inventory Means Less Competition
We’ve all heard that the best time to list your home for sale is in the spring. That’s often the case but not always. Depending on your real estate market, your home’s attributes, inventory levels and even your motivation for selling, selling during the winter might make more sense.
While there are a lot of costs involved, getting a new home is an exciting time for everyone. You have a whole new place to call your own and are free to decorate it any way that you’d like. Unfortunately, not all purchased homes are perfect and exactly what the buyer is looking for. Compromises often need to be made in order to get a home in your price range. So, I bet you could take advantage of some intelligent remodeling ideas, right?
However, once you own the home, you are free to make renovations and remodel it however you like. With the remodeling and renovation industry being worth around $450 billion, you’re certainly not alone in wanting to make some changes. While some people have ideas for great renovations to make, others might need a little help.
But what sort of renovations should you look to make? While interior design trends change over the years let’s look at some remodeling ideas straight from today’s interior design experts.

Welcome to our annual parade through the grandest, most extravagant homes in the city. It’s actually one of my favorite articles of the year! Who doesn’t like looking at nice things? What began in 2013 has continued to this day. If interested, here are a few of the previous installations: 2016, 2017 and 2018.
Enough with the chit chat, let’s dive into the most expensive homes in Louisville Kentucky this year!
Picking the Homes
So how do we get there from here?
First, we grab all the million-dollar (or more!) homes that have sold so far in 2019. Yes, just the creme of the crop. Second, we’re only looking at properties in the Greater Louisville area but we also include Oldham, Shelby, Spencer, and Bullitt counties. But we won’t be using any homes sold farther out in the state.
Most Expensive Homes in Louisville
This year there were 69 of the most expensive Homes in Louisville! For the sake of comparison, check out this out.
Interesting to see how that number just keeps going up. Now, let’s check out some more stats of these incredible homes.
Average List Price
Average Sold Price
Average Above Grade SqFt
Sold Price Per Above Grade Finished SqFt
Avg. Cumulative Days on Market
While the home sizes of these expensive homes stayed about the same, the price that people paid for them dropped from last year. And, they sold even faster this year. That likely accounts for the increase in the total number of million-dollar homes that exchanged hands in 2019.
Top 5 Most Expensive Homes in Louisville Kentucky
Now, the fun part. Let’s count down the very most expensive properties! Starting with…
Real estate isn’t just a matter of training how to “talk” to people and convincing them to buy your property. A huge part of it is ensuring you’re providing them with the kind of product that they’ll surely buy – not just because they want it, but because it’s the best option for them. Home selling 101 is putting your home’s best foot forward. From the elements of the property itself to the updates to the presentation—making sure everything is in tip-top shape. Below are four keys to focus on that will make your house sell quickly for the highest possible price.
1. Aesthetics Seal the Deal
How exactly does the house look like? A huge part of what seals the deal when it comes to house selling is its appearance, so it’s important to make sure your house for sale looks like something people will come home to.
Thinking it’s time to replace your windows? There was a time when the more glass windows your house had, the wealthier you were presumed to be. In fact, for a time in colonial America there was a tax on windows to support the Revolutionary War effort. The poorest folks, the ones with only wooden shutters instead of glass, were spared.
Now, of course, shutters are typically just for decoration. Not only can everyone have windows, but the more the merrier. Their style and placement influences every aspect of a home’s interior; from how bright or dark a room is to where the furniture will fit. Not to mention the significance of the views looking outside.
If you’re buying an older house or looking for a great home improvement project, the most important consideration is to get replacement windows that provide great climate control while conserving energy. Beyond that, there are a wide number of design options to explore. If you do a search for window companies near me, you’ll find a pro who can guide you to the right choice for you and your home.
